Quantity Surveyor Romford (Office-based) Salary: £75,000 4 days office / 1 day working from home Permanent The Opportunity Our client is a well-established specialist flooring contractor, delivering commercial and residential flooring packages across live construction projects and are seeking an experienced Quantity Surveyor to take ownership of the post-contract commercial function across live projects, following handover from estimating. This is a key role within the business, created to centralise commercial control and remove commercial administration and friction from the Contract Management team, allowing them to focus on delivery, programme, and site relationships. The Role  The Quantity Surveyor will assume full commercial responsibility once projects are secured, operating within agreed scopes and budgets set by senior leadership. Working closely with Contract Managers, the Operations Co-ordinator, and Directors, the role focuses on accurate cost control, material call-offs, and robust commercial reporting. Key Responsibilities Leading the post-contract commercial role following handover from estimating Creating and maintaining proportionate commercial trackers and management tools per project Tracking budgets against progress and forecasting forward costs Producing accurate CVRs aligned with programme progress using internal systems Supporting Contract Managers with material call-offs via take-offs and programme-based trackers Working alongside the Operations Co-ordinator managing procurement, suppliers, and logistics Reconciling installer invoices against progress and completed works Presenting clear, auditable commercial information for valuations and final accounts Managing variations and identifying works outside agreed scope Maintaining live variation records and escalating commercial risk where required Acting as the first point of contact for Contract Managers on commercial matters Providing firm, factual commercial challenge to protect delivery relationshipsWorking Environment  The role operates within established company systems and processes, with a focus on consistent and accurate application, not system redesign. Support is provided by an Operations Co-ordinator, with direct access to the Operations Director and commercial oversight from the Commercial Director. About the Candidate Minimum 2+ years’ experience in a similar post-contract Quantity Surveyor role Commercially confident and comfortable challenging scope, cost, and risk Calm, structured, and pragmatic under pressure Detail-driven with a strong focus on margin protection and risk management Able to manage commercial conflict professionally Team-oriented and keen to play a key role in a growing business
